Alderney offers unique opportunities for locating a business. There is a wide range of office, commercial, industrial and storage accommodation to suit different needs and uses. A large proportion of commercial space is in or around the town of St Anne, as well as at the picturesque harbour and seafront.

Buying or Renting a Property

Unlike in the other Channel Islands, there are few restrictions on purchasing property in Alderney whether residential or commercial. Anyone who is a national of one of the countries of the European Union is able to buy property on the island.

Planning Policy

The Planning Service of the States of Alderney aims to achieve a welcoming, resilient, and sustainable island with a buoyant economy and a happy and healthy community, which values and protects the Island’s unique cultural and natural environment. 

The States of Alderney is keen to make provisions for new commercial ventures and assist with the introduction or relocation of new businesses and their requirements. The refurbishment and re-use of the existing commercial stock is encouraged and there are always opportunities for purchasing or renting premises in prime locations.

The Alderney Land Use Plan 2017 sets out the planning policy for the urban and rural areas of the island. The Land Use Plan is used to guide appropriate development and conservation of the island’s urban and natural environments. The Planning Service provides a free pre-application service and can provide guidance on changes of use and development queries.

Operating from Home

If you are operating as self-employed with no other employees and you own your home, there are currently no restrictions. However, please check with the States of Alderney Planning Office whether you need to apply for change of use.

If you are in rented accommodation, you will need to check with your landlord regarding any possible restrictions and rules.
