Whether it’s a modern, or an old town house or a building with redevelopment potential, there are always plenty of properties for sale in Alderney.

Properties in Alderney are some of the most affordable in the Channel Islands, with average house prices that are far cheaper than those of Jersey and Guernsey. 

The property market is relatively healthy but you have to be quick – many houses and homes are only available for a matter of weeks before they go under offer.

 

No Restrictions

Unlike the other Channel Islands there are few restrictions on purchasing property in Alderney whether residential or commercial. Anyone who is a national of one of the countries of the European Union is able to buy property on the island. Those who are not subjects of His Majesty or do not hold EU passports would need to apply to the court and the Lieutenant Governor for permission to purchase property. Renting

If you’re looking to weigh up your options before you buy, renting is a good option.

Alderney’s estate agents will be able to show you the latest properties available and you can view properties online before you arrive.

You’ll need to supply the following documents:

  • Original photo ID

  • Utility bill proof of previous address

  • Name/address of a previous landlord for a reference

  • Personal referee

  • Bank account details for a credit check

  • Date for rental lease to start 


Buying a Property in Alderney

If you’re looking to buy straight away, contact the estate agents to get an idea of the range of properties available.

The process for buying properties on the island is refreshingly straightforward and comparatively quick. It differs from buying property in the UK due to the island's unique legal and regulatory system. 

Stamp Duty

This is the fee payable to the States of Alderney and is a percentage of the realty price of the property being purchased. Document duty is payable on all property transactions. These duties are paid by the purchaser on completion:

5% payable on the part of the value up to and including £250,000,
6.50% payable on the part of the value between £250,000 - £400,000,
7% payable on the part of the value between £400,000 - £750,000,
7.5% payable on the part of the value between £750,000 - £1,000,000
8% payable on the part of the value between of £1,000,000 - £2,000,000
8% of any part exceeding £2,000,000.

The Registration Fee for all transactions amounts to 0.05% of the Realty with a minimum
of £60 and a maximum of £500.


House Insurance

Thanks to Alderney’s low crime rate, insurance costs are pretty low. The island has several insurance specialists who can help with home and contents insurance.


Alderney Property Tax

Alderney doesn’t have a council tax system in place. There is Tax on Real Property (TRP) but these are very low compared to rates in the UK.
